A "Listing Presentation" is an industry term for the dog and pony show that a Realtor makes to prospective home sellers, trying to earn their trust and business. It is a good way for you to get to know whom you are dealing with. Sam and I take a bit of a different approach. Sure we can schmoose with the best of them -- we just think that cutting to the chase by letting you know exactly what you need to sell your unique property at the particular time that you call is the most honest approach. We will be gentle, and we can be entertaining at times, but the market can change overnight and to give you a canned presentation often is just not appropriate.
Assuming that you got through the above paragraph without getting all huffy, and you do decide to call here is what we do on a listing appointment.
When we arrive at your home we will have already done a ?no peek market analysis.? This is a market evaluation based on tax records only. This may seem kind of dumb but we do it so that we can get a raw data comparison. It helps us to be objective, because we are human and if we really like you, it could influence the value we place on your home. (Not professional! You might as well have Uncle Dilbert price your home.) We will then do a walk-thru of your home and make suggestions to help make it show better, little tricks that Realtors use to make it look like Better Homes and Gardens just left. Then we will show you a whole bunch of properties, sold, unsold, and never gonna sell. You will become an active participant in the pricing of your home.
You see, we give you credit for being smarter than most Realtors do. We believe that pricing your home is not the most difficult part of our job. It takes experience and we?ll give you the benefit of ours, but the reality remains that the buyer sets the price.
