You need Honest LOCAL EXPERIENCE to get your Home Sold 
Selling your home is one of the most important financial decisions you will make in your lifetime. And choosing a Realtor goes right along with that decision.
Before the internet, it was probably better to choose a large franchise because there were more agents to tell about the new listing. Today we tell the world. Your listing is is on the Multiple Listing Service for all 1600 agents in Clark County to see as soon as your we imput it. Telling the guy down the hall just isn't very efficient anymore.
Many, if not most, of the top agents today work from their "home office" or have started their own company. The reason is that we don't work an "8-hour day" and it is just not logical to haul files and computers back and forth every day. We need to be able to pop into our office at 10:00 p.m. when someone calls and have decides they want to write an offer - right now. Meeting them in person is nice, and we do that, but when it's not feasible we can do it all with technology - to you that primarily means e-mail.

As you may know, we have worked hard for over 50 years (combined) to create the type of reputation that causes customers to return to us time and again to purchase or to sell. Former customers, as well as lenders, title officers and local business people refer their children, parents, friends and their associates to us. Those referrals are what keeps us from having to work in a large office to "sit on floor" or "knock on doors" or "cold call" to get business.
Sellers seldom seem to realize how critical your choice of an agent is. Both of us started in large companies where we sat "on floor" to get customers. (We jsut couldn't bring ourselves to knock on doors or cold call. Well, actually Sam's first boss took her out to teach her to "knock on doors." She said she'd rather get a different job).
Agents get a lot of their "experience" at the expense of a person who just happened to call in looking for a real estate agent. As you might guess by now, we don't think that's the best way to find one!
Here are a few things to consider:
- Buyers want to pay as little for your home as possible! It is critical to price your home where it will sell in YOUR time frame. We too often see sellers price their home too high and eventually end up taking less than they should have because it sat on the market too long.
We do a lot of research to price each property, including visiting your competition (and taking you with us if you wish), to make sure your home will be among the best currently on the market in your price range. If it is not, we are all wasting our time. When a buyer looks at properties, he makes an offer from the "best" ones - yours needs to be one of the "best" ones.
- Buyers have their own timelines, which might not be yours! We will make sure buyers don't waste your time by qualifying them as to their real ability to afford your home. We are extremely cautious about taking offers from a buyer who later, one finds, can't buy. This is not totally foolproof, but believe me, our experience is on your side.
- More buyers interested in your home means more money in your pocket when it is sold. The latest statistics say that 90% of the buyers begin their search on the internet.

It is responsible for keeping those web sites continually high in the web site rankings which is a benefit to you (and to us of course.) It sends each one of our listings to DOZENS of websites to give you maximum exposure. We will show you those websites when we visit.
When consumers inquire about your listing from our website, we know about it and we answer it immediately. It isn't picked up at a corporate office to be handed off to an agent who is entitled to the next "lead."
- Buyers all over the world request information on particular homes and information on Clark County from our website. When we list your home, it will be sent to every one of those people. There are generally about 700 consumers on that list at any one time.
- We will walk through your home together. We will advise you how to present your property to maximize its selling price. Some improvements are worth it, and some are not! Be careful.
- Contracts are complicated, and intimidating. You don't want to go to closing with doubts! You will have the full benefit of our real estate experience and knowledge for a smooth and successful closing. Don't sign on any dotted lines without asking us first!
- We will make sure you conform to all state and federal statutory disclosure requirements. We will also inform you of any inspections that you should consider having done ahead of time to smooth the negotiating process with buyers, and to ensure a successful closing.
- We're there for your, to be your advisor, mediator, and hand holder through the entire process. You may only sell properties a few times in your life, but we are involved daily and have been for many years.
