There are all kinds of indications that the real estate market is turning, but a look at numbers will tell the rest of the story. Lately the number of pending sales has improved dramaticly. The number of pending sales in Clark County was a 148. That is down a few from last week's anual record but still a respectable number. Also inventory is now down to 2007 levels of 3961 units.
The most active price range was between $100,000-$200,000. There were 47 houses listed and 69 went pending. That means we chewed up 22 houses from the inventory in that price range. For a buyer this is not good news because he now has less to choose from, and presumably the competition is increasing. For a seller this shows improvement, and if the trend continues, prices in those square footages and styles will begin to move up.
Now in the $300-$400 price range. We listed 34, pended 17, thereby adding 17 to an already bloated inventory of 665 units; bad price range to be a seller; good for a buyer. More houses, fewer buyers equals downward pressure on prices.
